(1) Site Location and Extent

The Sanying MRT Line originates from Dingpu area in Tucheng District, connecting with the Tucheng MRT Line at Dingpu Metro Station, and passes through Tucheng, Sanxia, and Yingge Districts. Following industrial upgrading in Tucheng District, the area has attracted smart technology industries, including AI applications, and benefited from substantial public infrastructure investments. These developments have improved living conditions, attracted new residents, and gradually transformed the area into a modern urban living hub. Located within the Tucheng-Dingpu Living Circle, this project levarages strategically set-back buildings around the MRT station and carefully planned pedestrian flows. It aims to to revitalize the cityscape, attract professional talent, improve residential quality, strengthen community public services, and integrate industrial activity in Tucheng District with transportation infrastructure. LB02 Mazutian Metro Station, the second station on the Sanying MRT Line, has a single exit. This project concerns Exit 1, located at the southwest corner of the intersection of Section 4, Zhongyang Road and Lane 410, Section 4, Zhongyang Road. The site is approximately 1 kilometer from the Dingpu High-Tech Industrial Park. To the north, it connects to the cores of Tucheng and Banqiao Districts, while to the south it connects to the NTPU Special District. To the west, the site borders the Sanxia River, providing natural scenic views. The surrounding area offers comprehensive community amenities, including Mazutian Riverside Park, Riverside Park Bikeway, Dingxin-Zutian Civic Activity Center, Tucheng Zurich Reading Room, and the Tucheng-Dingpu Public Elderly Care Center, ensuring convenient daily services. Educational resources such as Dingpu Elementary School further support the needs of local residents.

Current Site Conditions

  The project site is designated as the MRT development site for LB02 Mazutian Station Exit 1 along the Sanying MRT Line. The site covers 9,850.39 square meters, or approximately 2,980 tsubo, and is bounded by roads on three sides, including Section 4, Zhongyang Road to the east with a width of 18 meters, Lane 410, Section 4, Zhongyang Road to the north with a width of 4 meters, and Xitou Road to the west with a width of 4 meters.

(2) Conceptual Framework and Development Configuration
  

  The project site is located adjacent to the Dingpu High-Tech Industrial Park and near the future Dingpu MRT Station. The project adopts an integrated planning approach to shape a high-quality urban landscape and residential environment. Plaza-style open spaces and public areas are incorporated to support neighborhood activities and enhance the district's character. The development is designed with road frontages on all sides, complemented by interconnected plazas and generous open spaces, addressing future pedestrian and vehicular circulation while balancing three key dimensions: openness, public benefit, and residential quality.


Creating the New Taipei AI Corridor and a livable, thriving community

The project site is strategically located within the emerging New Taipei AI Corridor, connecting TPARK Taipei Far Eastern Telecom Park, Dingpu High-Tech Industrial Park, and Yongning Science Park to form a cohesive technology cluster. By fostering a "Livable, Thriving Community," the project promotes local development synergies and establishes a new landmark for Tucheng District.

(3) Architectural Massing Configuration

  The MRT development building comprises one complex consisting of three buildings, including a four-story above-ground MRT facility, Towers A and B each with 27 stories above ground, and Tower C with seven above-ground floors, all supported by three basement levels. The primary programmed uses include retail spaces, shopping areas, general office spaces, social welfare facilities, and residential units.
